Referral Agent Program

Partner with a national commercial finance advisory firm

Program focus: Referral partnerships for SBA, bridge, CMBS, LifeCo, multifamily & business financing

The Cornovus Capital Referral Agent Program is designed for professionals who want to bring real financing solutions to their clients while partnering with a national commercial finance advisory firm. We work alongside mortgage brokers, commercial real estate agents, CPAs, attorneys, financial advisors, and other industry professionals to structure high-quality financing solutions and deliver certainty of execution.

As a referral agent, you introduce opportunities, maintain your client relationship, and stay as involved as you wish in the process. Our advisory team manages the underwriting, lender engagement, and capital placement—with a compensation structure that rewards you when a transaction successfully funds.

Program overview

The Cornovus Capital Referral Agent Program is a relationship-driven platform for professionals who want a trusted capital partner without building an internal underwriting or lender network. Our team focuses on commercial real estate and business financing assignments, including SBA 7(a), SBA 504, bridge loans, CMBS, LifeCo, conventional commercial loans, and select multifamily and hospitality transactions.

You introduce the opportunity, we evaluate the transaction, and—when it makes sense—we structure the capital stack and engage our lender network. You maintain your client relationship and earn referral compensation when a deal closes.

Why partner with Cornovus Capital
  • Advisory-first approach: We operate as an advisory firm—not a volume-driven online form platform. Every file is reviewed by experienced team members.
  • Comprehensive capital coverage: Access SBA 7(a), SBA 504, bridge, CMBS, LifeCo, conventional, and sector-specific solutions under one roof.
  • Real underwriting support: We help interpret cash flows, property performance, business financials, and debt service coverage—not just collect documents.
  • Execution and communication: We manage lender conversations, capital structure, timing, and closing requirements with an emphasis on clear communication.
  • Protection of your relationship: Your client remains your client. We do not solicit unrelated products or services outside the scope of the engagement.
How the referral process works
  1. Initial introduction: You make a warm email or call introduction between your client and Cornovus Capital.
  2. High-level review: We complete a high-level assessment of the opportunity to determine whether it fits our capital programs.
  3. Information gathering: If it is a fit, we request financials, property details, and supporting documents, either directly from the client or through you.
  4. Strategy and lender engagement: We outline a capital strategy and, with your client’s approval, engage lenders in our network.
  5. Execution and closing: We stay involved through term sheet negotiations, underwriting, conditions, and closing.
  6. Referral compensation: When the transaction funds, we calculate and remit your referral compensation under the agreed structure.

Throughout the process, you can be as hands-on or hands-off as you prefer. Many referral partners stay copied on major updates so they can maintain continuity with their clients.

Who can join the program

The Referral Agent Program is intended for professionals with existing client relationships in need of commercial financing solutions, including but not limited to:

  • Commercial mortgage brokers and residential originators with occasional commercial clients;
  • Commercial real estate agents and investment sales professionals;
  • CPAs, accounting firms, and fractional CFOs;
  • Attorneys focused on real estate, corporate, or transactional work;
  • Financial advisors and wealth management professionals;
  • Business consultants and advisors; and
  • Developers, property owners, and operators with peer networks.

We generally focus on U.S.-based businesses, properties, and borrowers and prioritize referrals where the transaction size and complexity align with our advisory model.

Referral compensation

Referral compensation is based on the successful closing of a qualifying transaction. While specific structures may vary by deal type, geography, and complexity, our goal is to provide:

  • Transparent, documented compensation expectations at the outset of an engagement;
  • Referral participation aligned with our advisory fee structure; and
  • Prompt reporting of funded amounts and fee calculations following closing.

We will review compensation expectations with you before engaging a file so there is clarity on how and when referral fees are paid. For certain assignments, regulatory or lender restrictions may limit or prohibit referral compensation—those cases are addressed on a file-by-file basis.

Roles, responsibilities & communication

The program is structured so that you can confidently introduce opportunities while Cornovus Capital manages the advisory and financing process. In general:

  • Referral partner responsibilities: Make the introduction, share any relevant background, and align expectations with the client.
  • Cornovus Capital responsibilities: Evaluate the opportunity, define capital strategy, coordinate underwriting, engage lenders, and help navigate closing.

We aim to keep you informed at key milestones so you can support your client relationship and understand where each deal stands in the pipeline.

Program guidelines & compliance

The Referral Agent Program operates within applicable regulatory and lender guidelines. Referral compensation and involvement may be limited for certain transaction types or jurisdictions. We do not participate in consumer credit or residential mortgage steering, and we reserve the right to decline files that do not align with our advisory model, risk standards, or compliance requirements.

By participating in the program, you agree not to present yourself as an employee or agent of Cornovus Capital and to avoid making representations about financing terms beyond what we have provided in writing.
